SUSTAINABILITY

Our team is trained and accredited to work with LEED^® (Leadership in Energy and Environmental Design); AQUA (Alta Qualidade Ambiental), Qualiverde as well as Procel Edifica.

LEED CERTIFICATION

LEED^® (Leadership in Energy and Environmental Design) given by USGBC (US Green Building Council) is today the most widely recognized certification in terms of sustainability of edifications and communities .

THE AQUA PROCESS

AQUA is a project’s comprehensive management process, which aims to pursue high levels of environmental quality at your construction site/development.

This quality is ensured to clients, investors and other related publics through certification.

Certification and AQUA Process seal are given by the Vanzolini foundation, based on independent on site auditing.

THE PBE EDIFICA LABEL (PROCEL)

The Procel Edifica Program was created through the association between Eletrobrás and Inmetro, and focus on buildings` energy efficiency and environmental comfort.

THE QUALIVERDE

The recently launched by Rio de Janeiro Mayor`s Office in association with the Municipal Urbanism and Environment Secretary`s Office, Qualiverde, is an environmental legislation for green constructions. It`s main objective is to promote sustainable initiatives and reduce emissions of greenhouse gases.

By adopting this legislation, the city’s developments will be granted important/significant advantages. Among them are:

Tax benefits:

Discount on construction’s ISS.
Discount or exemption of IPTU during construction.
Discount or exemption of ITBI.
Building`s IPTU discount.

Building code benefits:

Open verandahs and flowerbeds areas not accounted in ATE.
Increase in occupation of common areas and premises.
Permission for ground floor parking lot cover, as long as it`s a green roof and is part os a system of collection, retention and reuse of rain water.

ENERGY SIMULATION

Energy efficiency specialized team capable of assisting in the decision making process of projects, with the goal of obtaining the best building performance possible.

Through the use of computer based energy simulation software’s, it is possible to anticipate the edifications energy consumption, which allows for the precise identification of the best options and optimization possibilities. This is an important tool, widely used in sustainable construction projects, in order to reach the most cost effective solutions.

We use the most widely recognized software’s in the world: Energy Plus, Equest and Design Builder. We also perform CDF (Computer Fluid Dynamics) studies, a latest generation tool, which makes it possible to identify and maximize energy efficiency and thermal comfort in external and internal areas through the analysis of thermodynamic fluxes.
